With our disruptive business model, we offer residential property at the cost level of rent: Faster, easier, better!

 


 

How would you describe your business idea to a potential investor (who is not an expert in your particular profession)?

Building industry is slow and very expensive. With our digital processes and complete prefabrication of our house modules at the production plant we speed up the process of buying a house and a moving into the newly built house from 2-3 years to 6-9 months.

What problem do you want to solve, what is your goal?

Buying residential property is growing more and more expensive while wages stagnate and purchasing power even decreases. We offer reduced space, uncompromising sustainability and maximum comfort. With our sustainability concept, ancillary housing costs decrease down to 0 Euros per month. Combined with our absolutely affordable prices for our house models, we offer residential property at the cost level of a normal rent, thus making it possible for many people to afford their own house. With our digital processes and our unique configurator we transform building industry. Houses can be chosen, configured and simply bought online: Buy a house like a car!






How did you come up with your idea/concept?

We found it completely beside the point that normal people cannot afford their own home. But that this is what everyone wants! And on the other hand, millions in building land lie fallow. So that is exactly what we have found a solution for!

What is your business model?

We sell living: Our target customers are based in the DACH area and are primarily owners of building plots that they either want to build on themselves or offer for lease or as a tourist chalet. The entire planning and construction process can take place without the otherwise typical and expensive sales structures or external architects. When acquiring land, we rely on local commercial agents.

We offer everything around the process of acquiring a house from our own hands, including building permits, energy generation/consumption, subsidies, foundations, connections, delivery, assembly, financing and insurance. The construction plans are based on our digital models (BIM LOD500) and are processed by our production and logistics partners and quality-checked by us.

The sales cycle lasts an average of 9 to 12 months, of which production currently takes four to five months. Now we want to get even better and start to plan and build entire villages with our modules instead of single customer’s houses.

 

Where can your scale-up be used?

Heise Haus offers affordable living space for private customers, commercial customers as well as investors. We offer individual solutions for single private customers as well as customized solutions for companies and business customers like housing complexes, senior living villages, vacation villages and many more. We can deliver our houses all across Europe.


 

What other benefits does it offer and why is it worth to invest?

Our houses are uncompromisingly sustainable and are going to reduce CO2 footprint caused by normal „living“ tremendously. At the same time they are elegant, minimalistic and beautifully designed, offering maximum living comfort and a longer value retention. Thanks to our disruptive concept we have the potential to transform the entire building and construction industry. Our vision is to build and deliver thousands of modules every year. Our business is easily scalable – on the one hand by building entire villages instead of single modular houses, on the other by expanding from DACH region to other regions in Europe, starting with Scandinavia and the Benelux.

 

Why did you decide to apply to Scaleup4Europe?

Access to government, municipalities and property owners: our solution is making accessible unused building sites and difficult slope sites, flood and seismic areas.

Technical support to a) manage the house battery and the bidirectional car battery of e.g. Hyundai (Hyundai´s top management is interested in a cooperation) and b) network the houses and their devices to control and monitor especially the energy generation and consumption.
